Sinkholes are a common part of the geology in Florida. Sinkholes can occur in much of the State of Florida, and often cause damages to homes or buildings.
However, most people think that sinkholes occur when a large hole opens up swallowing cars, homes, or buildings. While this is true, most sinkhole damage is caused by a slow gradual process that causes gradually worsening damages to the home or business. Sinkholes are caused by holes that open up beneath the property causing the soils above the hole (also known as a “void”) to become loose. The soils underneath a home or building are essential for a solid foundation.
When sinkhole activity occurs in the soils beneath a home or building, the first signs of damage can include uneven floors, cracks in the exterior block walls, windows and doors failing to open properly, interior floors cracking and interior walls separating at the joints. Holes or depressions in the yard or driveway may appear, and swimming pools may crack and leak. Most of these repairs can cost several thousands of dollars to fix.
Dealing with the insurance company is both difficult and frustrating.
To complicate matters, changes to sinkhole coverage in May of 2011 made obtaining sinkhole coverage optional, and created a list of specific criteria that must be met in order to successfully establish a sinkhole claim. Essentially, an insurance company can now use its own expert to determine that even if a home or business has sinkhole activity, the damage does not meet one of the five criteria for structural damage and therefore deny the entire claim.
